Exterior Screen Care and Service · Dallas–Fort Worth

Kept running, season after season.

Inspection, cleaning and adjustment for exterior screens, and repairs when a motor, a track or a fabric needs one. We look after what we install.

What is involved

What a visit covers.

Inspection

Fabric, tracks, bottom bar, housing and motor checked opening by opening, with anything worn written down before anything is replaced.

Cleaning

Fabric washed with mild soap and water, tracks cleared of the leaves and grit that make a screen catch, and the seal at the floor checked.

Adjustment and repair

Limits reset so every screen stops at the same line again, and motors, fabric and parts replaced when a screen needs more than an adjustment.

The Spring Service

Every spring, cleaned and lubricated.

One visit each spring, before the patio sees its heaviest use, to clean every screen and lubricate the parts that move. It is what keeps exterior screens running for a long time.

Cleaning

Every screen washed and every track cleared. It takes several hours, because it is done opening by opening, with the screens lowered and left to dry before they go back up.

Lubrication

The tracks and moving parts lubricated so the screens run smoothly and quietly. About thirty minutes.

What wears

Fabric in full Texas sun, the seal along the bottom bar, and the tracks, which collect whatever blows across the patio. A screen that starts to stop short, catch or lean is usually telling you about the track or the limits, not the motor, and it is a short visit if it is caught early.

How often

Once a year for most patios, in the spring before the summer, which is what the Spring Service covers. More often near trees, on a pool deck, or where a screen goes up and down every day.

Questions we get asked

Care and Service: the questions clients ask us first.

Is there a service plan?

Yes. The Spring Service is $499.99 a year: one visit each spring to clean every screen and lubricate the tracks and moving parts. Cleaning takes several hours and lubrication about thirty minutes, and it is what keeps the screens running for years.

Can I clean the screens myself?

Yes. Mild soap, water and a soft brush with the screen lowered, then let it dry fully before raising it. No pressure washer.

A screen stops in a different place than the others. Is the motor failing?

Usually not. Motor limits can drift, and resetting them is an adjustment, not a repair. If it has started to slow or strain, call us.

How often should the screens run?

Once or twice a week, up and down, even in the months you do not need them. A screen that moves regularly stays free in its tracks; one left down all winter is the one that drags in April. Raise them when the wind gets above about 40 mph.

Begin

Start with the free call.

Fifteen minutes tells us both whether screens are the right answer for the patio, and roughly what they involve. No payment, no obligation.
