Patio screens in Westlake · Texas
Modern lines, a view worth keeping.
Westlake houses are built around the view: long roof overhangs, glass walls, a pool and the land beyond it. A screen there has to disappear when it is up and keep the view when it is down, so our Westlake work runs to dark fabrics where the view is the point and light ones where the house is light. We measure, make and install from Farmers Branch, about thirty-five minutes up 114.
The houses, and what suits them.
Modern stucco and stone with deep overhangs, wide single openings under a flat or low roof, pools and acreage beyond. The housing tucks under the overhang; the screen is one wide panel, black or charcoal, so the view stays in the picture when it is down.

Light on light, dark for the view.
Black or charcoal where the opening looks out on the land: the darker the fabric, the clearer the view through it, and against a dark overhang the screen vanishes when it is up. Light fabrics on the light stone and stucco houses.

What Westlake homeowners ask us first.
Will a screen block the view?
Less than you expect. A dark fabric reads like a window screen from inside: the yard, the pool and the trees stay in the picture, and the glare, the heat and the insects do not. The lighter fabrics stop a little more sun and show a little more weave.
Do I need HOA approval in Westlake?
Usually yes for anything on the exterior, and most associations approve screens on the rear elevation when the frame color matches the trim. We give you a one-page submittal with the frame color, the fabric and a photo of a similar installation, which is what the architectural committee wants to see.
How wide can one screen be?
Up to 22 1/2 ft on a zipper track, 25 ft recessed. A wider patio is split at a post or column so every screen stops at the same line.
Can the screens run on the house system?
Yes. Blue Note A/V, our parent company, programs ELAN and Control4, so the screens sit on the same keypads and app as the lighting and the interior shades, with a wind sensor that raises them on its own.
How long does it take?
Three to four weeks from the deposit to installation, most of it the screens being made to your measurements in Richardson. Installation is usually a day.

A Dallas patio sits empty from June to September for three reasons — the afternoon sun, the insects, and the wind. Exterior screens answer all three, then come up out of sight when the evening turns pleasant.

What holds a motorized screen in place when the wind comes up is the track. Here is how a zipper-track screen works, what it handles, and the honest limit — plus the sensor that raises it before a storm can do any harm.

Because Outdoor Shades is a Blue Note A/V company, your patio screens do not have to live on a separate remote. They run on the same control system as the house — on a timeclock, a keypad, or the app you already use.

We do not post a single price, because there is not one — each opening is measured and made for it. But the things that move the number are no mystery. Here is what sets the cost of patio screens, and how we quote it.
