Patio screens in Northlake · Texas
New houses, open land, wind with nothing to stop it.
Northlake patios look out on acreage and pasture, and the wind comes across them with nothing in the way. A zipper-track screen is the only kind that holds in that; a cable or a hanging shade will not. We measure, make and install from Farmers Branch, about forty minutes up 35W and 114.
The houses, and what suits them.
New construction on large lots: brick and stone with long covered patios between columns, and open land past the fence. The screens run dark between the columns so the view stays, with a wind sensor on the exposed side.

Light on light, dark for the view.
Black or charcoal between brick columns, where the land beyond is the point of the patio. Light fabrics where the house is painted or stone.

What Northlake homeowners ask us first.
How do the screens handle an open-field wind?
The fabric edge is welded into a zipper that rides inside the side tracks, so the screen is held on three sides and does not flap. The supplier rates them to about 35 to 40 mph; above that, raise them, and a wind sensor on the house does it on its own.
Do I need HOA approval in Northlake?
Usually yes for anything on the exterior, and most associations approve screens on the rear elevation when the frame color matches the trim. We give you a one-page submittal with the frame color, the fabric and a photo of a similar installation, which is what the architectural committee wants to see.
Can screens go on a house that is already finished?
Yes, and most of our work is. The housing surface-mounts above the opening and the side tracks go on the face of the posts or jambs, with 120 V brought to the motor end. Recessed, hidden housings are for new construction, planned before the ceiling closes.
How long does it take?
Three to four weeks from the deposit to installation, most of it the screens being made to your measurements in Richardson. Installation is usually a day.

A Dallas patio sits empty from June to September for three reasons — the afternoon sun, the insects, and the wind. Exterior screens answer all three, then come up out of sight when the evening turns pleasant.

What holds a motorized screen in place when the wind comes up is the track. Here is how a zipper-track screen works, what it handles, and the honest limit — plus the sensor that raises it before a storm can do any harm.

Because Outdoor Shades is a Blue Note A/V company, your patio screens do not have to live on a separate remote. They run on the same control system as the house — on a timeclock, a keypad, or the app you already use.

We do not post a single price, because there is not one — each opening is measured and made for it. But the things that move the number are no mystery. Here is what sets the cost of patio screens, and how we quote it.
