Patio screens in Highland Park · Texas
Rear loggias a few feet from the fence.
Highland Park patios sit close: a loggia or a covered porch off the back of the house, a small pool or a courtyard, and a neighbor just past the fence. Screens there are as much about privacy and evening use as about the sun. We measure, make and install from Farmers Branch, about twenty minutes down the Tollway.
The houses, and what suits them.
Painted brick and stone on tight lots, two-story rears with a balcony or a loggia, courtyards and plunge pools. Openings tend to be tall rather than wide, and some are upstairs: screens on balcony openings are common here.

Light on light, dark for the view.
Light fabrics on the white and painted-brick houses, black where the opening faces the yard. On a balcony, the fabric matches the trim so the screen reads as part of the facade from the street.

What Highland Park homeowners ask us first.
Can screens go on an upstairs balcony?
Yes. The housing mounts above the balcony opening and the tracks on its posts, with power at the motor end, the same as a ground-floor patio. The balcony screens in our gallery are a Highland Park house.
Can screens go on a house that is already finished?
Yes, and most of our work is. The housing surface-mounts above the opening and the side tracks go on the face of the posts or jambs, with 120 V brought to the motor end. Recessed, hidden housings are for new construction, planned before the ceiling closes.
Can the patio be used in the winter?
Yes, with clear vinyl on the same track: it keeps out wind, rain and cold while you still see the yard. Many patios carry a sun screen and a vinyl screen on the same opening.
How long does it take?
Three to four weeks from the deposit to installation, most of it the screens being made to your measurements in Richardson. Installation is usually a day.

Guide · Motorized Screens · Dallas–Fort WorthThe Patio, Usable in August
A Dallas patio sits empty from June to September for three reasons — the afternoon sun, the insects, and the wind. Exterior screens answer all three, then come up out of sight when the evening turns pleasant.

What holds a motorized screen in place when the wind comes up is the track. Here is how a zipper-track screen works, what it handles, and the honest limit — plus the sensor that raises it before a storm can do any harm.

Because Outdoor Shades is a Blue Note A/V company, your patio screens do not have to live on a separate remote. They run on the same control system as the house — on a timeclock, a keypad, or the app you already use.
Guide · Pricing · One Written PriceWhat Patio Screens Cost, and What Sets the Price
We do not post a single price, because there is not one — each opening is measured and made for it. But the things that move the number are no mystery. Here is what sets the cost of patio screens, and how we quote it.
