Patio screens in University Park · Texas
Deep lots, close neighbors, and a loggia that wants shade.
University Park patios are built into the house: a covered loggia off the kitchen, a pool a few steps away, and a neighbor’s wall not far beyond it. Screens there do three jobs at once, sun, insects and privacy, and more of our work is in the Park Cities than anywhere else. We measure, make and install from Farmers Branch, about twenty minutes down the Tollway.
The houses, and what suits them.
Limestone and painted brick on deep, narrow lots; two-story elevations with the patio under a balcony or a loggia; pools close to the house; openings framed by stone piers or arches. The screens go between the piers, inside the arch, or across the full width of the loggia, and they are often the only thing between the patio and the neighbor’s second-floor windows.

Light on light, dark for the view.
Light fabrics, alpaca and stucco tones, on the limestone and the painted brick, so the screens read as part of the house from the pool. Black where the opening looks out over the yard and the view is the point.

What University Park homeowners ask us first.
Will screens give us privacy from the neighbors?
Yes. A 95 or 97 fabric reads as a solid wall from outside in daylight while you see out through it, which is why so many Park Cities loggias have them. At night, with the patio lit, the effect reverses, so the screens are a daytime privacy answer and a full-time sun and insect answer.
Can a screen fit an arched opening?
It mounts above the arch and covers it as a rectangle when down, then disappears into its housing. The limestone arches in our gallery are a University Park house.
Can screens go on a house that is already finished?
Yes, and most of our work is. The housing surface-mounts above the opening and the side tracks go on the face of the posts or jambs, with 120 V brought to the motor end. Recessed, hidden housings are for new construction, planned before the ceiling closes.
Can the screens run on the house system?
Yes. Blue Note A/V, our parent company, programs ELAN and Control4, so the screens sit on the same keypads and app as the lighting and the interior shades, with a wind sensor that raises them on its own.
How long does it take?
Three to four weeks from the deposit to installation, most of it the screens being made to your measurements in Richardson. Installation is usually a day.

Guide · Motorized Screens · Dallas–Fort WorthThe Patio, Usable in August
A Dallas patio sits empty from June to September for three reasons — the afternoon sun, the insects, and the wind. Exterior screens answer all three, then come up out of sight when the evening turns pleasant.

What holds a motorized screen in place when the wind comes up is the track. Here is how a zipper-track screen works, what it handles, and the honest limit — plus the sensor that raises it before a storm can do any harm.

Because Outdoor Shades is a Blue Note A/V company, your patio screens do not have to live on a separate remote. They run on the same control system as the house — on a timeclock, a keypad, or the app you already use.
Guide · Pricing · One Written PriceWhat Patio Screens Cost, and What Sets the Price
We do not post a single price, because there is not one — each opening is measured and made for it. But the things that move the number are no mystery. Here is what sets the cost of patio screens, and how we quote it.
