Patio screens in Kingsland · Texas
On Lake LBJ, a deck kitchen screened toward the water.
Kingsland is Hill Country, on Lake LBJ, and the job we did there is a deck with an arched outdoor kitchen that opens straight onto the lake. A screen half lowered toward the water is what that deck needed at four in the afternoon. It is a day's drive from Farmers Branch, and we make it for the right job.
The houses, and what suits them.
Lake houses and weekend places on the water, wood decks, arched or wide openings that face the lake and the afternoon sun. A screen that keeps the view of the water and takes the glare and the lake bugs out of the evening.

Light on light, dark for the view.
Black or charcoal toward the water, where the view is the whole point.

What Kingsland homeowners ask us first.
Do you work in the Hill Country?
For the right job, yes. The measuring visit and the installation each take a day with the drive; the screens are made in Richardson to the measurements in between, the same as any job.
Can screens go on a house that is already finished?
Yes, and most of our work is. The housing surface-mounts above the opening and the side tracks go on the face of the posts or jambs, with 120 V brought to the motor end. Recessed, hidden housings are for new construction, planned before the ceiling closes.
Can the patio be used in the winter?
Yes, with clear vinyl on the same track: it keeps out wind, rain and cold while you still see the yard. Many patios carry a sun screen and a vinyl screen on the same opening.
How long does it take?
Three to four weeks from the deposit to installation, most of it the screens being made to your measurements in Richardson. Installation is usually a day.

A Dallas patio sits empty from June to September for three reasons — the afternoon sun, the insects, and the wind. Exterior screens answer all three, then come up out of sight when the evening turns pleasant.

What holds a motorized screen in place when the wind comes up is the track. Here is how a zipper-track screen works, what it handles, and the honest limit — plus the sensor that raises it before a storm can do any harm.

Because Outdoor Shades is a Blue Note A/V company, your patio screens do not have to live on a separate remote. They run on the same control system as the house — on a timeclock, a keypad, or the app you already use.
Guide · Pricing · One Written PriceWhat Patio Screens Cost, and What Sets the Price
We do not post a single price, because there is not one — each opening is measured and made for it. But the things that move the number are no mystery. Here is what sets the cost of patio screens, and how we quote it.
